Most real estate investors are under the impression that real estate leads will be easily acquired. This is not true.  In order to be a successful investor, it is essential to create a system that generates a lot of leads. From these leads, you can expect to find the best deals. If done correctly, it won’t cost you an arm and a leg to get your name out there to potential prospects. The bottom line is that YOU MUST ADVERTISE. Below are some inexpensive ways to get started on a limited budget.

Flyers / Door Hangers

With all the computer programs, digital photos, and quality photo paper available these days, it is easier than ever to create professional looking flyers yourself. To get started, use the same logic you followed before you tackled any other project. See how everyone else is doing it. Check out your competition’s flyers or door hangers. Try to look at them as a potential client would. Note what stands out and what your likes and dislikes are to get a better focus on how you want your flyer to read and look. When designing your flyer, don’t forget you are selling yourself. Your goal is to make the consumer want to pick up the phone or visit your website.

Bandit Signs

Bandit signs are those signs you see on the side of the road while driving around town. These are valuable tools for real estate investors. Like the flyers, you will want to design these to be eye catching. However, try to keep it simple and to the point. Make it clear what you are offering and how to get in touch with you. There are many low cost printers online who will print these signs on corrugated plastic for about $1.50 each. As for the stakes needed to post these signs, wooden stakes work best because they don’t bend or flex. You can also mount your signs to telephone poles and traffic lights with 48 inch zip ties from Home Depot. Note: Using an easy to remember will increase your response rate!

Direct Mail

Direct mail is another highly effective way to get the phone ringing. It consists of postcards and letters mailed out directly to the consumer. Postcards are less expensive to mail. The best service we have found is called Click2Mail which will allow you to send out direct mail from your computer. You can mail out to any number of motivated sellers, including pre-foreclosures, probates, absentee sellers, etc. The key here is to be consistent. If you don’t have a big budget, that’s okay. Mail what you can afford but remember to re-mail to these people more than one time.

Local Classifieds

There are also those free publications that people pick up off the street that only have classified ads. Since they are free to the general public, you will be paying for your advertisement if you list your ad there. Make sure to check out the publication before submitting your ad. Compare pricing and make sure there is a listing section for real estate wanted. These small papers like Penny Saver and Thrifty Nickel are much cheaper than the larger newspapers in your town.
